An airport building may have been altered by several owners and tenants over many years. The current layout can conceal decisions that were sensible at the time but poorly recorded. Before investing in another modification, the owner benefits from understanding the information available about the existing asset and the limits of what that information can establish.

The building's documentary history

Drawings, approvals and maintenance records may sit in different locations or formats. Bringing them together can reveal useful context, but their status needs checking by appropriate professionals. An old drawing should not automatically be treated as an accurate account of the current building, especially where later work was completed under a separate project or tenancy arrangement.

Knowledge held by people

Long-serving staff may explain why a particular space or service was changed. Capturing that knowledge can help identify questions for investigation. It should complement documentary and professional assessment rather than replace them, giving the owner a richer understanding of the asset without turning recollection into unverified technical certainty about its present condition.

A more informed project brief

Better records help the owner describe what is known and what requires survey or specialist review. This can improve the quality of proposals from contractors and advisers. It also reduces the risk that an attractive initial price relies on assumptions about the existing building that later prove incomplete once the work begins.

Stewardship across ownership

The archive should continue to evolve as new work is completed. Future managers and buyers then inherit a clearer account of the property. For an investor, this is part of preserving optionality: a building with understandable history is easier to maintain, adapt and discuss with prospective occupants than one whose important decisions disappear whenever a familiar employee leaves.
